Re: Using of sinking fund to upgrade Industrial Building Toilets

Dear Sirs

As we understand that the management plan to use a huge part of the sinking fund to upgrade all toilets in the buildings. Due to the shortage of fund, the management may requested an increase in maintenance fees to all owners. We think that

the sinking fund should be reserved for emergency use, suchas repairing sinkage of road, underground pipe leakage, build­ing on fire or repairing of electrical issues.

It is requested by the committee to built toilets comparable to Changi Airports. However, we think that is regardless a five star hotel toilet with full carpet as well oil paintings or a more sub-standard toilet, such as those in the Changi Airport,: all is needed is a full time cleaning attendant. Our Industrial toilets(Aljunied Industrial Complex) are always used for cleaning of aircon. units, coffee wastes and tea cups. We should compared ours conditions with neighbouring industrial buildings. Are we the worst? We strongly think that up keeping and cleaning of the toilets is much more important than upgrading. We may consider increase of the cleaning sequence as well upgra.d­ina some important toilets, such as those in ground floors or canteen which with more visitors.

Any increase in maintenance fees should be acknowledged by all owners. PLease get at lease 2/3 of cnaners to.support any changes in fee charging. Also understand that not every owner in our complex are doing well. There are still some owners unable to pay monthly fees on timd. You should re-consider your decision. If- necessary, we will ask for more than fifty percent.of owners to support our objection.

Dear Sirs

UPGRADING OF TOILETS

We come to know that the management is planning to upgrade our toilets in these two buildings to a higher standards. We appreciate your works in bring up the environment of the complex.

In view of the accounts as shown on the AGM reports this May, the funds that our MCST have is about I million dollars and the upgrading process will cost a huge sum. As owners we have just supported your decision in upgrading the lifts by contributing more funds and this contribution has not completed yet.

Our toilets have reinstalled the sanitary wares for about two years ago, in my opinion are usable and at least better than any other industrial complex around this area. The cleanness of the toilets are far more important than the outlook and the misuse shall be always be prevented.

The pool of funds that we have now are being contributed by all owners of the complex and accumulated during the years that should not be simply used in some unnecessary projects. How about any emergency cases such as sinking of the roads and passage ways, electrical installations etc.

It is easy to say that shortage of funds can be recovered from various owners but please be aware that not all members in the complex are able to continue contribute to increasing of the maintenance fund. We hope you should s
